The homeowner in Hải Dương city owns a 250m2 piece of land but is only allowed to build on 60% of it (approximately 135m2) according to urban planning regulations. Initially, they wanted to build a mini villa with a garden, 5 main bedrooms, and a spacious garage for two cars.

Upon closer inspection, architect Lê Quang Vinh identified flaws in the original plan due to the limited space. Building a mini villa would result in fragmented internal spaces, leading to a cramped and suffocating feeling. Therefore, the architect proposed a design for a tube house that can accommodate 5 main bedrooms for 3 generations, ample parking space, a living room, kitchen, prayer room, gym room, sauna, and ensuring compliance with urban planning regulations.

The unique feature of the house is the presence of four skylights, contributing to natural lighting and ventilation. The central skylight serves as a focal point, while another skylight on the left acts as a ventilation channel directing air into the house. Additionally, the skylight in the center exceeds the 60% building limit.

To facilitate airflow, a brick wall with air gaps separates the skylight space and the front yard, ensuring a cool and airy atmosphere within the house. Apart from the two skylights mentioned, the house also features two more skylights in the communal area and in front of the Jacuzzi bathroom.

The house design emphasizes a modern and cozy interior space with a subtle use of dark tones throughout. The first floor’s main hall is recessed with three steps and offers storage for shoes, raincoats, and helmets. It also serves as a parking space for guests or family members’ daily commute.

The architect maximizes each floor’s design to suit the personality and purpose of each family member. Using glass partitions, the house creates an open and spacious environment while incorporating green spaces cleverly within the layout. The overall design allows for an abundance of natural light and ventilation, ensuring a comfortable living experience for the occupants.
